We live in a commercial world where contracts form the backbone of every successful project. Drafted during the procurement stage, they define the scope, responsibilities, and commercial terms that guide delivery.

But signing a contract is only the beginning. The real challenge lies in its administration — making sure the terms are correctly interpreted, implemented, monitored, and managed throughout the project.

This role is known by many names: Principal’s Agent in New Zealand, Contract Administrator in Australia, or Project Manager under NEC4 contracts. Whatever the title, the purpose is the same: to oversee the day-to-day management of the contract and ensure all parties fulfil their obligations.

In New Zealand, effective administration means more than technical know-how — it requires fluency in standard forms like NZ3910 and NZ3915, plus an understanding of government procurement rules and council processes. Under NZ3910, the role is typically performed by a Principal’s Agent along with an Independent Certifier, while NZ3915 removes that independence and places administration directly with the Principal. With experience in both cases, we step in as the Principal’s administration arm — providing the capability to issue instructions, manage variations and claims, certify payments, and maintain strong working relationships between all parties to keep projects compliant, transparent and on track.
